Emigrating to Spain: the complete checklist for a stress-free start

Still, emigrating raises plenty of questions. Where do you start? What do you arrange, and in what order? This checklist walks you through it step by step.
Step 1. Decide how you want to live
Before viewing homes, one question matters most: how do you want to live? Beach walks every morning? The quiet of a Spanish village? Or restaurants and a lively promenade? You buy a home for maybe ten years, but you experience your surroundings every single day.
Step 2. Map out your finances
Set a realistic budget in advance. Don't just count the purchase price, but also purchase costs, any mortgage, furnishing, insurance, annual municipal taxes, maintenance and a reserve for the unexpected.
Step 3. Choose the right region
The Southern Costa Blanca and Costa Cálida each have their own character: golf, a typical Spanish village, a lively coastal town or nature and hiking. During viewings I show you not just properties, but the surroundings too.
Step 4. Find the home that truly fits
Don't be seduced by pretty photos alone. Consider orientation and sun, distance to amenities, build quality, monthly costs, rental options and future plans. These often decide whether you enjoy your purchase for years.
Step 5. Reserve your property
Found your dream home? Usually a reservation contract is signed first, followed by the legal check before the purchase becomes final.
Step 6. Arrange the practical matters
After the purchase: NIE number, Spanish bank account, notary, utilities, insurance, any power of attorney and a tax representative. You don't have to figure this out alone.
Step 7. Think ahead about emigrating
Moving permanently? You may also deal with municipal registration, de-registration back home, health insurance, taxes, pension, driving licence and importing or buying a car. Every situation is different, so personal advice is often wise.
