2. Information on this website
The information on this website is intended as general information about living, buying and life in Spain, with particular attention to Costa Blanca South and the Costa Cálida.
Although VidaSol Properties compiles the content with care, no rights can be derived from the information on this website. The information is not intended as legal, tax, financial, technical or insurance advice.
For personal legal, tax, financial or technical advice we always refer you to an authorised specialist, such as a lawyer, gestor, notary, bank, tax adviser, insurance adviser or technical expert.
3. Property information
The property information on this website is compiled with care on the basis of data provided by owners, property developers, selling estate agents, external platforms or other parties involved.
Despite our diligence, prices, availability, features, floor areas, plot sizes, floor plans, completion dates, taxes, additional costs, photos, impressions and specifications may change or deviate from reality.
All property information is therefore indicative and informative in nature. Publication of a property on this website does not constitute a binding offer, contractual commitment or guarantee.
VidaSol Properties is not liable for inaccuracies, changes, typing errors, outdated information or for a property having been sold, reserved or amended in the meantime.
Before you take a decision, we always advise you to have the current information confirmed by the selling party, property developer, lawyer, notary or other professional involved.
4. New-build projects
In new-build projects, artist impressions, mood images, floor plans, choices of materials, communal facilities, dimensions, completion dates and prices may deviate from the final result.
Property developers often reserve the right to make changes to the design, materials, prices, availability and completion schedule. VidaSol Properties has no influence over this and cannot be held liable for it.
We guide clients carefully through the buying process, but the legal, technical and contractual review of a new-build project must always be carried out by a lawyer, gestor or other authorised professional.
5. Resale properties
For existing properties, information about the year of construction, permits, state of maintenance, energy certificate, communal costs, ownership situation, furniture, inventory or legal status may deviate from the current situation.
VidaSol Properties always advises buyers to have legal and technical due diligence carried out by professionals authorised to do so before purchase.
6. Costs, taxes and financial information
Information on this website about purchase costs, taxes, notary fees, legal costs, mortgages, banking matters or other financial topics is intended solely as general information.
Rates, percentages, conditions and rules may change and may differ per region, property type, personal situation or transaction.
VidaSol Properties does not provide financial, tax or mortgage advice and does not act as a mortgage broker. If desired, we can accompany clients to a bank or put them in touch with an external specialist. The final assessment, offer, conditions and decision always rest with the bank or adviser concerned.
7. Legal and tax topics
Blogs, guides and other texts on this website may address topics such as the NIE number, residencia, taxes, the buying process, rental, inheritance, energy certificates or other legal and administrative themes.
This information is intended to help visitors on their way and to provide general explanations. The information never replaces personal advice from a lawyer, gestor, tax adviser, notary or other authorised professional.
Laws and regulations may change. VidaSol Properties endeavours to keep information up to date, but cannot guarantee that all information is complete, accurate or current at all times.
8. Cooperation with third parties
Where necessary, VidaSol Properties works together with external parties, such as lawyers, gestors, notaries, banks, property developers, selling parties, fellow estate agents, insurance advisers, valuers or other specialists.
These parties are independently responsible for their own work, advice, offers, conditions and services.
VidaSol Properties is not liable for errors, delays, negligence, advice, costs, decisions or actions of external parties.
When VidaSol Properties puts a client in touch with a third party, this does not mean that VidaSol Properties is responsible for the performance of that party's work.
9. Aftersales and guidance
VidaSol Properties attaches great value to guidance throughout the entire buying process, from the initial orientation and viewings until after completion at the notary.
This guidance is practical and advisory in nature. VidaSol Properties does not take over tasks that must, by law or for legal, tax or financial reasons, be carried out by an authorised professional.
Any power of attorney is always arranged through a lawyer, gestor or other authorised professional. VidaSol Properties does not apply for a power of attorney on behalf of clients.
Applying for or transferring utilities is generally handled by the lawyer, gestor or the service provider appointed for this purpose.
